Building plot in a good location but without access

For sale is a plot of approximately 941 m² designated as "building land/residential area" in an idyllic quiet location in Brixen im Thale.

As mentioned in the property title, there is currently no registered easement or legally secured right of way in favor of the property.
Also, no other legal security for access exists according to current information.
Previous attempts to gain access have been unsuccessful. The seller will therefore not pursue this further.

For buildability/build permit according to § 3 TBO 2022, a legally secured connection to a public traffic area corresponding to the intended use is generally required.

The property is therefore explicitly sold without access, or access rights, excluding any liability, guarantee, or warranty.
Accordingly, the purchase price is "low/adjusted".

Whether the property will ever gain access is entirely up to the new owner.
Thus, the property is expressly acquired without legally secured access, and all efforts to obtain access must be undertaken by the buyer.
