Description by seller

The Casa is a detached, two-story country house with just over 120 m² of space on a plot of approximately 3,900 m² with olive and fruit trees. From the balcony upstairs, the view extends over the sea to the Aeolian Islands. At about 650 meters above sea level, you can enjoy a pleasantly cool climate and a lot of privacy, although the charming town of Mistretta in the Nebrodi Nature Park is only a five-minute drive away. Both the building structure and the roof are in good condition. Instead of extensive renovation, the focus here is mainly on modernizing the technical equipment and refreshing the interior spaces.

From a green slope below Mistretta, the Casa overlooks wooded valleys down to the Tyrrhenian Sea on the northern coast of Sicily. On particularly clear days, the Aeolian Islands are visible on the horizon. This beautiful panorama can be enjoyed every morning from the surrounding balcony upstairs. The detached house is located on a nearly 4,000 m² private property, where olive, cherry, and pomegranate trees shade the charming terraced gardens.

The Casa is an excellent example of the exceptionally affordable real estate offers still available on the Sicilian property market. This country house with sea views in the Nebrodi Mountains is perfect as a holiday home for couples or families, but also as a quiet retreat for anyone looking to start a new life in Sicily. The attractive purchase price also provides enough financial flexibility to customize the house entirely according to your own ideas.

On the ground floor, you enter directly into the heart of the house: a spacious and versatile living area that combines the living room, dining area, and kitchen.connects with each other. The natural centerpiece is the open fireplace.

Next to it is another living space, whose windows offer a magnificent view over the landscape to the sea.

On the upper floor are two bedrooms and a bathroom. The balcony, already mentioned, also particularly stands out here.

Under part of the house is a covered veranda. The ceiling height is low, but the area is quite charming and has its own window with a sea view. From here, you can access a side room with a functional wood-fired oven, which invites you to bake bread or pizza yourself. The remaining space can be used as a cellar or storage room for garden tools.

A separate outbuilding of about 41 m² is suitable as a storage room, garage, or workshop. In the garden, there are about 25 olive trees, as well as an apple tree, a pear tree, and several kakis, complemented by the already mentioned cherry and pomegranate trees.

On the property, there is a natural spring that feeds a water cistern. It is currently fully filled, but the long-term yield of the spring has not yet been measured. The house already has a connection to the public power grid, which can be reactivated if needed. Wastewater is disposed of via an independent drainage system.

The historic town of Mistretta is only about five minutes by car uphill. It stretches on a ridge at around 900 meters above sea level and delights with cobbled streets, beautiful squares, and impressive views. Its rich history is reflected, among other things, in local stonemasonry and the delicious almond pastries offered in bakeries and cafes. During Carnival, giant papier-mâché figures parade through the streets to music. Mistretta is a manageable, authentically Sicilian community, which now also hosts a small, growing international community. Our team has already facilitated several properties in the city over the past few years.

The landscape around Mistretta showcases the Nebrodi Mountains at their most beautiful. Hiking trails lead through forests and pastures to the Valle delle Castate, the valley of waterfalls, where impressive cascades up to thirty meters high plunge into natural rock basins. The regional cuisine excites with specialties such as the black Nebrodi pig, Provola cheese, and aromatic wild herbs from the mountains. In the surrounding hills, the monumental artworks of the Fiumara d'Arte open-air art park are scattered. The quiet panoramic roads also make every drive an experience. Further west, the picturesque mountain villages of the Madonie Nature Park invite for varied day trips.

Access to the house is via the coastal highway between Palermo and Messina. At the Santo Stefano di Camastra exitdrive along the highway and follow a well-developed panoramic road up into the mountains. An asphalted municipal road and a short access road finally lead to the entrance gate. Santo Stefano di Camastra is renowned beyond Sicily for its ceramic art. Here are also the nearest beaches, supermarkets, shops, and pharmacies.

The train station of the coastal town is on the railway line between Palermo and Messina. There are also train connections from there across the Strait of Messina to Naples, Rome, and other Italian cities. For air travel, the two major Sicilian airports in Palermo, the lively capital of the island, and Catania on the east coast are available.
Due to the good condition of the load-bearing structure and the roof, the house offers the opportunity to adapt it to personal taste and modern living requirements with manageable interventions. On the outside, the cornices and balconies should be repaired where weather influences have damaged the plaster, especially on protruding structural elements. Inside, we recommend renewing the electrical system, modernizing the bathroom, and carrying out extensive painting and renovation work. At the same time, the existing wastewater system should be checked and, if necessary, adapted to current requirements.

Furthermore, modernization would be an excellent opportunity to largely convert the property to renewable energy sources. A photovoltaic system could supply heat pumps for heating and cooling, an induction cooktop, and an electric water heater. The traditional fireplace could be retained as an additional heat source. The necessaryThe sizing of the system should be determined by a qualified technician. This way, a year-round comfortable country house with sea views could be created, whose ongoing energy costs could be significantly reduced.

The outbuilding is currently registered as a garage and storage room. With the appropriate permit for a change of use, it could possibly serve as a separate guest apartment one day. An experienced surveyor or building expert can check whether such a project would be legally and technically feasible. Additionally, a hydrologist could measure the yield of the source to reliably organize the water supply according to the planned use of the property.

With our project management service, renovation work can also be carried out while you are still in your home country. Our renovation team helps select suitable construction companies, electricians, and installers, coordinates the necessary work, supervises their execution on site, and regularly informs you with photos and reports on the progress. We are proud to be the only real estate agency in Sicily to offer this service for all of our listed properties.
